Before you decide to live at Silver Gardens II(that is what they go by now) do a complete walk through of the apartment including the laundry room, trash room and drive by at night. The good: is this is a mixed income apartment and green. The rent is great for what you are getting. The current manager Lu is great and if you make a complaint against a resident she will enforce the rules. If you need anything fixed, orders will be taken care of.Police NOW can get into the building and gated parking area if you call the cops about anything. There are case managers here and a resident council meeting that meets once a month. The problems here are residents smoking(cigarettes & weed) in their apartments and on balconies, ongoing crime/drugs/fights/homeless population/prostitution and so on in the neighborhood, parties/noise from stereos in their apartments, residents dropping trash in hallway and not picking up after themselves, unstable residents harassing staff and some residents, slamming of house and exit doors, bad odors from trash room and drains, dirty laundry machines,$25-$35 per month parking fee for parking garage with $40 deposit, cameras everywhere including inside of the elevator/parking lot, hallways, emergency stairwell. The only place there are no cameras are in your house!People not picking up after their dog and some not keeping their dog on a leash.Cockroaches (only in the summer months) coming up from the drains from the trash room but not in the apartments if you live on the top floors. Also they are in the courtyard and parking lot!If you live on the bottom floors in the summer months they will come from the outside/garbage receptors and into the apartment but the office does spray! so we have to make a request .At this place if you don't say anything or if you are passive this is not the place for you.You have to speak up and ask for what you need and not be afraid to call the cops once in a while.
LGBT & Partnered Couples BEWARE – During my occupancy at the Silver Gardens life was an absolute terror. Not only is the location subject to constant homeless raids but also home to hateful and rude tenants as well as management personelle. Since my move in, manager Joshua Willis began his harrassment because of a visiting partner. His attacks grew with more vigor - constantly threatening to evict me because of my partner visiting. Under no provision on the lease agreement or any other rules or regulations does it mention we as tenants are not allowed to have guests. It got to the point where he's knocking on my door at odd hours of the day even past business hours telling me to have my partner leave or else he will have him removed by APD for criminal trespassing. This manager is in violation of the New Mexico Uniform Rental laws ARTICLE 8A
RENT CONTROL PROHIBITION 47-8-36-A and 47-8-39. Don't let this happen to you! Don't let these homophobic power mongering people take your money.
Unsafe for Families---especially Children!! – I have to call the cops every weekend because someone is getting beat up (blood everywhere) and the complex does not want to purchase security. A young girl was outside and got stabbed with an ice pick by a bum stealing her purse. Another stabbing during a party (separate incident). 1st thru 2nd Silver is free parking so you can hear all of the drunk people driving off in their cars. We still have 18 yr olds that live here even after the cops had to bust their door down and charge them with felonys for drinking and beating eachother up. This is a smoke free complex but you can smell the weed at night. Not SAFE for CHILDREN. They may have a covered playground but the noise is unbareable and there are always beer bottles in the playground. 2nd-4th levels only have trash recepticals and washing machines so don't live on the 1st floor. The interior is beautiful and I am happy with the layout but this is not a safe place for families and those who do not want to live in the ghetto. There are cameras all around the building (which gives indication to how crazy this place is) and are filming 24/7 but only upon request they may watch the incident. Jennifer has been really nice ( apt manager) and organized. Brandon is the maintainance man and he is here everyday during business hours.
